Considering a serviced office in Kennington?

Kennington has undergone regeneration in recent years and has become a desirable area, due to its central location and excellent transport links into the City of London, as well as the West End. Despite recent growth, it has retained much of its charm, with wide streets and beautiful architecture—a draw for businesses moving into the area.

Nearby places of interest

Kennington is conveniently located just south of the River Thames. London’s main attractions, such as the London Eye, Tate Modern, Westminster Abbey and Shakespeare’s Globe theatre, are accessible in minutes. While Kennington benefits from being part of central London, the skyscrapers and dense buildings of the city are nowhere to be seen. Instead, tree-lined streets and green open spaces offer occupants parks such as Kennington Park, Burgess Park and Vauxhall Pleasure Gardens, for al fresco dining and relaxing at lunchtime.

Kennington is home to The Oval, England’s largest cricket ground and is an ideal place to entertain clients with an interest in sport. The Imperial War Museum is an iconic London attraction and is located five minutes away from Kennington main station.

Already in the neighbourhood

Kennington is a hub for growing businesses and since the Greater London Authority encouraged development in the area it has had an influx of companies basing their offices here. While there are still pockets of light industrial, studio and workshop spaces in Kennington, its close proximity to central London has meant more independent companies and entrepreneurs have moved in, among other businesses from a range of sectors.

Area history

Kennington Park Road is the main road that passes through the area and one of the few Roman examples still left in the country. It is characteristically straight and long, following the old Roman ‘Stane Street’ and running down towards Dorking in the South of England.

Today, Kennington is becoming a property hotspot, due to its Zone 1 location and thriving café culture.

Population and demographics

A trendy place to be and with an influx of younger people, the average age of the 34,000 strong population in Kennington is 32, while 15% of residents are retired.

Kennington Transport

Benefitting from an array of public transport options, occupants of businesses in Kennington can commute to the office via tube, over-ground rail, bus or bike.

Kennington benefits from dozens of Barclays Bike points, so occupants can choose to ride their hire bikes to work and park within convenient distance of the office.

Vauxhall over-ground station is on the boundary of Zones 1 and 2, offering links to the major interchange station at Clapham Junction and Waterloo, as well as trains for south-east London.

The following bus services also stop in Kennington: 3, 59, 133, 155, 159, 333, 415, N3, N109 and N133.

From east to west, the Northern line stops at Oval, Kennington and Elephant and Castle underground stations. The Bakerloo line also comes in at Elephant & Castle and goes on to Lambeth North, which is a six minute bus ride from Kennington. Vauxhall main station is minutes away and offers underground links as well as over-ground rail. Trains on the Victoria line stop here, connecting tenants to Brixton or prominent stations like, Oxford Circus and King’s Cross St. Pancras.

For tenants and clients who prefer to drive, Kennington links to the South Circular via the A23. The southern half of the district, up to Kennington Road, is free of the central London congestion charge.
